How 3D objects for BIM are made: from an idea to a finished library

BIM families are the digital components a building model is assembled from: a window, a pump, a valve, a column. Each is made in four steps: a request from the design team and the choice of category, setting the levels of detail, modelling the geometry from manufacturers' catalogues, and filling it with parameters — article number, weight, material, cost. The STMK team builds a basic element in 30 minutes and a complex plant item in about an hour.

A sensible balance between model detail and design speed

Excessive model detail is not a mark of quality but a hidden enemy of efficiency: files grow heavy and cannot be opened on site. STMK splits the project into zones with different levels of development: services are modelled at LOD 200—300, where overall size and position matter, while the frame and its reinforcement go to LOD 350—400, where detail produces an accurate estimate and a node the site manager can read on a tablet.

There is no single perfect program: ARCHICAD is strong in architecture, Revit in multidisciplinary models, Navisworks brings the disciplines together and finds clashes, Tekla Structures handles complex load-bearing structures. Start with the logic of the data, not the position of the buttons.

BIM technology in plain words

BIM is building information modelling: instead of flat drawings, an exact virtual copy of the object is created, where every element carries real properties. Moving a window in the model updates all related drawings, schedules and estimates automatically, and clashes between services and structures are found in the office rather than on site. STMK delivers 100% of its projects in BIM.
