General contracting for private residences in Moscow and the Moscow Region

General contracting model

STMK general contracting combines working documentation, BIM coordination, procurement, construction, technical supervision and the as-built archive within one accountable system. For residences from 1,000 m², the client gets one control centre for decisions, budget and schedule.

WHAT IS GENERAL CONTRACTING

General contracting is a way to tie all decisions and all participants to the final result of the project.

In our industry, every participant is responsible for their own part. The architect is responsible for the concept, the designer for the solutions, the contractor for the work, and the supplier for the equipment. But the object becomes whole only when someone manages the relationships between these parts.

STMK forms a single management loop.

MANAGEMENT TASK
5 → 1

Maintain the balance of five key parameters:

СТМК vision timeline budget quality liquidity
P/01 architectural vision
P/02 implementation timeline
P/03 budget
P/04 quality
P/05 liquidity

None of them is considered in isolation:

  • — acceleration is evaluated through cost and risk
  • — savings — through quality and lifespan
  • — design changes — through impact on adjacent systems

STMK MANAGEMENT SYSTEM

Every project is assembled as an individual management model.

S/01

Goals & responsibility

We define project goals, boundaries, roles, authorities, and decision flow.

S/02

Design & BIM

We coordinate architects, structural and systems engineers. We manage release schedules. We verify clashes, constructability, and impact on site.

S/03

Timeline & Schedule

We build master schedules, phase and operational plans, monitor critical paths, deliveries, work fronts, and resource loading.

S/04

Cost & Contracts

We manage budget tracking, variance analysis, estimate to complete, bidding, contract obligations, and change orders.

S/05

Procurement & Logistics

We align material selection, ordering, manufacturing, and delivery with engineering and construction milestones.

S/06

Quality & Safety

We setup control plans, incoming and in-process inspections, independent auditing, surveying, sign-offs, and site housekeeping.

S/07

Info & Decisions

We maintain document control, meeting minutes, logs of issues, risks, and changes, and prepare short dashboard reports for the client.

ENGAGEMENT MODELS

The management system remains unified, but the way we sync design, procurement, and construction changes.

MODEL 01 SEQUENTIAL

Полная рабочая документация до старта

Подходит, когда приоритетны высокая точность CAPEX, формализованные тендеры и минимизация изменений в строительной фазе. До выхода на площадку решения проработаны, проверены и связаны с бюджетом и графиком.

design procure build
  • + выше точность бюджета и сроков на старте
  • − ниже гибкость поздних изменений
  • − длиннее подготовительный период
MODEL 02 PARALLEL

Fast-Track

Проектирование, закупки и строительство идут параллельными потоками. Работы стартуют по готовым пакетам документации, а следующие решения выпускаются в согласованной последовательности.

design procure build
  • + ранний старт и сокращение общего цикла
  • + возможность гибко уточнять решения
  • ± бюджет развивается по мере детализации

HOW MANAGEMENT WORKS

Transparency comes from data consistency and decision speed.

At start Project charter, baseline budget, master schedule, responsibility matrix, risk and decision logs.
Weekly Operational plan, progress updates, critical issues, deliveries, quality check, changes, and look-ahead actions.
Monthly Management report: schedule and cost forecast to complete, key risk status, client decisions, quality indicators.
Ad-hoc / Situational Deviation escalation, options and impact analysis, owner assignment, documentation of approved decisions.
WHAT CLIENT SEES
  • where the project is now and what happens next
  • what deviations have occurred and how they affect the result
  • what decisions require client involvement and when
  • what changes have occurred in the budget, schedule, and design
  • which works are accepted, which remarks are open, and who is responsible for fixes
  • up-to-date documents, minutes, and quality verifications

One role per function — no overlaps, no gaps.

R/04 Coordinated work of designers, builders, and suppliers
R/05 Managed changes instead of hidden accumulation of extra work
R/06 Documented quality and a complete digital archive of the object
R/07 Minimization of unproductive time and attention spend by client

TRANSPARENT BUDGET MANAGEMENT

Transparent budget management

Payments on the project are linked to actual volumes of work, supplies and construction schedule. We plan calculations in advance so that the site maintains its working pace, and the client understands what expenses are coming and what they are connected with.

Each payment for the facility has a clear basis: specific works, materials, supplies or services that are reflected in the overall project budget.

Advances by volume
Tied to completed work, not to calendar dates.
Risk reserve 5–8%
Built into the budget upfront.
Payment traceability сквозной контроль
Every payment tied to a signed act and object.
On general contracting
— 07

General contracting allows you to run a project without gaps between design, construction and supervision. We are responsible for the consistency of solutions at all stages: from documentation development to site execution.

For the client, this means less manual coordination and more controllability: the STMK team takes on operational transitions between stages, contractors, and technical solutions.

Considering a project? Let’s talk it through.

Evidence and primary sources

Verifiable full-cycle examples are published in the portfolio: the 1,100 m² V01 record documents detailed design and construction, while the 6,500 m² R04 record documents BIM coordination across architecture, structure and building services. Area, period, storeys and project status are reconciled with the public fact register.
