Where should villa design begin?

Begin with a written client brief, reliable site information and a responsibility matrix. Then coordinate the concept, structural and services strategies, key details and construction documents. Every decision needs an accountable discipline, a current revision and a clear relationship to cost and construction.

1. Fix the brief and site constraints

Describe rooms, living scenarios, seasonal use, service loads, finish quality, operation requirements and the cost framework. In parallel, collect the site information required for this location and project. Record the source and date of each input, and mark assumptions that remain unverified.

2. Align the concept and primary systems

Before detail design, test the relationship between area, site position, structural strategy, facade, glazing, roof, building services and landscape. Record important decisions so that each discipline develops the same concept rather than a separate version of the house.

3. Coordinate architecture, structure and services

A BIM model can reveal interfaces, coordinate levels and connect openings, shafts, ceilings, equipment and facade junctions. The model supports the process but does not replace design decisions: each clash requires an owner and a documented resolution.

4. Issue coordinated construction documents

The construction package combines plans, sections, elevations, structural and services information, specifications, schedules and key details. Each element should have a defined material, geometry, interface with adjacent work and current revision.

5. Connect design, cost and change control

Compare estimates against one scope and one document revision. Show unresolved items as assumptions or allowances. Once work starts, manage change through a registered request, impact review, approval and revised issue so that quality, programme and cost remain traceable.

Two verifiable STMK examples

Residence V01 is a 1,100 m² completed project. Rodion Prazdnikov / Modul AB authored the concept; STMK delivered detailed design in 2020–2021, construction followed in 2022 and handover in 2023. Residence R04 is a 6,500 m² project by architect Alexandra Fedorova; STMK's published role is BIM coordination and construction during 2023–2026.
