Choose a general contractor for a private residence by their ability to manage the whole delivery system: review design information, build a budget and programme, coordinate trades, control quality and record changes. A polished portfolio is not enough; responsibilities, processes and comparable completed work must be verifiable.

How should a client choose a general contractor for a premium villa?

Define the scope and acceptance criteria first, then ask each candidate for a comparable estimate, programme, responsibility matrix and sample handover records. Verify who will manage the site, how changes are approved, and how architecture, structure and building services are coordinated before construction.

1. Verify relevant experience

Ask for the contractor's exact role on each reference: general contracting, detailed design, construction management or a specialist package. Compare scale, structure, engineering complexity and completion status. One finished project with clear responsibility is more useful than ten unexplained renderings.

2. Compare bids against one brief

Issue the same information to every bidder. The estimate should separate confirmed quantities from assumptions, while the programme should show dependencies, decision gates and client deadlines. Otherwise, the lowest price may simply represent an incomplete scope.

3. Assess change control

Ask where change requests are recorded, who assesses their impact on cost and programme, and who approves the revision. A complex residence needs one decision history; without it, architectural, structural and engineering information quickly diverges.

4. Inspect BIM and handover processes

Request a real example of model coordination, issue tracking and as-built documentation. BIM creates value when it is connected to detailed design and site delivery. The existence of a model alone does not prove coordination quality.

5. Define accountability in the contract

The contract should state the work boundaries, acceptance process, reporting, design supervision interface, warranties and subcontractor rules. Name one accountable project lead and establish a clear escalation route before work starts.
